What: This service will be paid by the Association, which is included in your monthly assessments. This maintenance is intended to assure the reliable operation of your individual equipment and detect any issues that may need repairs. It will take approximately 20 minutes to service each heat pump and some units have more than one.
The following are some of the procedures involved:
Change air filter
Check for unusual vibration or noise
Check for refrigerant leak
Check electrical connections
Check supply fan operation
Check heating, cooling operation & change over
Check thermostat
Check compressor operation
Check water connections to building piping
Add biocide tablets to the condensate pan at the bottom of the unit.
When: Typically beginning of the year February/March
Additional info: The filter of the unit, especially if it’s an HVAC unit that will tend to get nearly year-round use, should be changed by the homeowner at least every three to six months. Check your filter’s condition once a month. Especially, if you run the HVAC inside the unit six months a year to year-round or if you have pets.
